Things needed:
VOR - Verification of Rent
3 mos of bank statements
Pay stubs
W2/1099s (definitely count your salary if it’s at least 2 yrs).
2yrs in same field of work (manicurist)
EMD - Earnest money Deposit with contract submittal
Funds for Down payment
Funds for Closing Costs
Funds for home inspection and appraisal

If all of your cards are at 0% UT, change this pattern. Let one card post for at least 1-2% of that one CC CL. You will get a score boost. When UT is 0, it’s treated the same as if you had no credit.

Two years is a long time... rules can change.. If you were to need things today. 

 

1. Most current 2 years of tax returns

2. 2 months of most recent bank statements. I suggest having a DBA account and put everything there.

2a. Have your accountant write a letter on how you're getting paid, PLUS if you're using the funds in your DBA account, have the accountant state "using business funds will not be detrimental to the business".
2a*. IF you're going to use your DBA account for everything. This would make your life simple.

3. Driver''s License

 

And that should be it.
