Hello there,
my husband and I are currently in the process of listing our home and buying our "forever" home. It will be our 3rd home owned. We are hoping to either purchase a new build or a very new home (3years or less). My question is would we qualify at the moment? Here is our profile :
no late payments in over 8 years.
- 4 credit cards with high utilization but will be payed down in a few days significantly and zero late payments.
- mortgage for the last 9 years with zero lye payments
- car payment with zero late payments.
scores are hovering around 630 because here's where it gets tricky and makes me wonder if we will be ok. There was a recent medical collection added today of $120 and 3 other medical collections added in February. We had a different insurance policy and long story short they didn't pay for things we thought were covered.
we have about 200,000 to put down for the new home but I'm worried about the recent medical collections. What are your thoughts? Sorry this is so long!
Contact all collections and request a Pay For delete. Doing that along with paying down your debt will really spike your scores. You still have a good chance of being approved currently
Thank you for your response! They're both very small medical debts that we had no idea about. What if they don't want to delete? Do you think we will still qualify just paying down our CC debt?
Thank you for replying! If I can't get the recent medical collections removed and only pay down debt - will that still be ok you think?
I would still expect you to qualify
Thank you!
