Rent credit

My question, my fiance and I have been leasing a house from a "friend," with the option to buy. A portion of the rent goes towards our down payment. We have a contract stating after 18 months those funds, plus additional monies from us will be considered down payment. 18 months is up this May.
Hoping to use a VA loan or a Firefighter lender.
Im starting to panic what if I won't find a broker who will accept our arrangement.
If anyone has experience in this I sure would appreciate some words of encouragement.

As long as you have proof of payment, preferrably in the form of cancelled checks clearing your bank account along with the bank statements showing those funds clearing your account, you'll be "credited" whatever portion you've paid that was agreed upon to be utilized for your down payment (if required for your loan) or to pay closing costs.

This is something new and you can show all the paperwork to your lender.

Thank you, as you know home buying is probably one of the most stressful times of your life, and I just like to be prepared. I was concerned that what if they make the landlord give a cashiers check? What if he can't cover it? And every other what ifs.
