We were set to close on the 23rd of august but a delay in the cabinets are causing us to close "on or before Aug 8th" the house needs to be in move in ready condition before the come out for the final appraisel. Hopefully next less than theee weeks my wife and I will be first time home buyers.

I'm getting a little discouraged. I'm still waiting on my closing date. Not sure what we are waiting on....

 

 

I believe the only thing that's left to be done is after usda reviews appraisal, they will send title request to title company and then title company should set me up with a closing date from there, however I'm starting to doubt I will close in September, so I really don't know what I'm going to do come 9/30/17, when I have to be out of my rent house. #Stressed Smiley Sad

So just an update - we were supposed to close tomorrow but it looks like it will be delayed.

 

The FHA appraiser called for a roof certification so a roofer came out and said it needed replaced and wanted to charge the seller $10,000 to do the job. It's a small, basic roof so the seller was like F that, I'll get somebody else to do it. 

 

So good thing is, I am getting  new roof out of it. Bad news is, unless they can somehow replace the roof and get it inspected all today or by 1PM tomorrow, I won't be closing until next week.

 

It's definitely worth the wait for a free new roof, I was just so excited to finally be moving and had to cancel everything i had lined up already.

 

Anyway, fingers crossed the roof replacement goes quickly and smoothly and I should be closing next week!

I had a sudden death in the family early this year which forced me into purchasing my first home and get out of renting.

 

In March my scores were:

Experian: 604

Equifax: 586

Transunion: 529

 

I worked hard to fix my credit in the short period I had, and visited the rebuilding section frequently!

In July my scores rose to:

Experian: 690

Equifax: 656

Transunion: 671

 

This got me out of needing FHA and I was able to go conventional which I am very happy about. I was excited to be approved for any mortgage, but when I got my scores up enough to go conventional I was ecstatic! I closed on 9/1/17 and couldn't be more relieved.

I've been lurking on here for months.  So glad to finally post this. Home inspection scheduled for 8/7/17. Really anxious!

 

Update 9/13/17: Switched to an FHA loan a few weeks ago. Also, the closing has been moved to next week. We have to confirm there was no damage to the home during Hurriance Irma. Fingers crossed!
