If you decide to walk away and fire your realtor; make sure you.fire her in writing via email and certified mail return reciept requested. That way she cant try to cash in later on if you find a house using your own agent.

I still think you need to have them drop the price to the appraised value or walk. You need to see that this is something that is on your side and you should run with it. Make them drop the price!!
