Our inspection was today & there are a handful of repairs we'd rather do ourselves after closing with our own cash. The sellers will be covering the more important issues, but how uptight can I expect the USDA to be about items like these?
...mortgage lenders tend to frown on diy repairs ...the records show buyers often cheat to cut costs ...just the way it is ...hth
I'm just hoping these are minor enough to slide because in all my moving around (Navy brat as a kid then 7 moves on my own as an adult) we've never had a stove that had an anti-tip device except in earthquake territory. I guess I'll just call my USDA LO first thing Monday morning to see what she says & I'll come back to update this thread for those interested.

Just updating:
The USDA wants everything in the report fixed except the anti-tip device for the stove (our USDA specialist had never heard of them before) & a missing glass plate in the overhead microwave (I can't believe that was in the report). Even the broken doorbell & closet doors that rub the floor have to be fixed using licensed contractors. Here's hoping the sellers agree to fix them all because we don't have much room in our budget considering we're hoping to roll closing costs in & we're not sure how high the house will appraise.

...sheeesh ...and our LO is actually hoping the inspector misses the well pump and a/c compressor that were stolen when the place was abandoned for more than a year during foreclosure ...knock on wood!

Not to rain on your parade Lemmus, but I think it is overly optimistic of the LO to expect that the inspector will miss the well pump and a/c compressor! The inspector would have to be blind or incompetant
Many foreclosures have missing a/c's. I know your deal is a short sale deal Lemmus, and this could put in a serious hiccup in your closing process without those two items. No well pump = no water. No a/c compressor is no air. No air isn't an issue unless you have an a/c installed that isn't working. Usually the funding lender won't close and fund without those items (health and safety issues).
As to LeavingtheCity - I agree your inspector was pretty nit picky. I understand everything being on the report because that is what a good inspector does...but those are some pretty petty items. I have never seen a missing glass plate notated on repair order! But l learn something every day.
And yet he completely missed the steps with no handrail at the back of the house. Three risers or more require a handrail & I'm positive the appraiser will catch it. Oh, well. We'll cross that bridge when we get there. The upside is this house will be in practically perfect condition when we move in.
