Extra 5k is certainly nice! Keep us posted. Hopefully, their classes count as homebuyers ed courses so you dont have to sit thru the USDA course I learned more in 4 minutes here than the 2 hours the online course too. Also had to tell the lady that goes over the course on a phone interview that one of their questions on a test was at best partially wrong.
...if its a HUD sponsored program ...and that includes most state dpa programs as well as the freddies ...there are approved on-line courses that will get you a valid home buyers education certificate you can use wherever you end up buying ...and most realtor assoc now sponsor classes as well ...some free, some for a nominal fee ie $20 ...and even then, the fee is usually refundable if you end up buying through the program ...look around at whats most convenient for you, not someone else ...just be sure its HUD certified.
...I love the USDA loan program but it is a lot of red-tape/restrictions and in a hot market sellers may not be willing to wait 45-60 days ...I just went through that on a short sale where after 45 days post contract signing the bank decided to foreclose instead of approving the short sale even though they had previously approved the price ...realtor says reason was the bank was just not interested in waiting another 45-60 days to close ...duh ...talk about urge to kill
...turns out that the state bond program for first time home buyers including 10K dpa/closing cost assistance is actually better for me ...I just got approved for a conventional 5% loan using the state bond program that will wind up costing me less in PITI/MI than the USDA guaranteed program for the same amount and will allow me to buy almost any home in the area (in my price range) I want with minimal out-of-pocket costs and underwriting delays ...the only difference is that I had to change my lender to one on a state approved list ...which actually turned out to be very easy to do ...and the inventory of eligible properties in my area of interest went from 2-3 a month to more than 100 ...thats a huge difference ...both in eligible properties and in the loan processing time ...I realize that won't work for most but if your scores are above 720, its certainly an option that should be looked at but isn't well advertised/explained ...and certainly Florida has a better state bond program than some other states do so ymmv ...hth
Awesome Lemmus. glad you found something that will work better for ya. That last go around meant you had something good coming. Fortunately I'm in a nice buyers market here I had more choices than I knew what to do with...especially since I basically had 6 full counties that would work for me. But the bond program looks likea solid option for people around me too.

...damn ...I can qualify locally for Direct but didn't want to deal with the bureacracy ...but$185 mo subsidy could make "some" bureaucrats look real fine
