It should be enough time, but only your loan officer/processor will be able to tell you for sure. Each lender has different ways of processing/underwriting/closing their loans. Usually condition review takes 1-2 days. If all conditions are signed off, the clear-to-close is issued, and docs can be drawn up within 1-2 days for the closing. Some lenders are quicker, some lenders take longer.
One thing to note, is that you will need to receive an initial Closing Disclosure prior to signing the final docs. The initial Closing Disclosure needs to be sent to you at least 3 days prior to you signing the final docs. To close on 4/12, you'll need to receive the initial Closing Disclosure no later than 4/8 and also sign it that same day. If you have already received it, then great, that won't hold anything up... but if you haven't then you should ask your loan officer/processor what needs to happen for the initial Closing Disclosure to be prepared and emailed to you.
In regards to getting the wire sent, the title company will need anywhere from 1 hour to potentially a day or two with the docs in order to prepare the final Closing Disclosure correctly. It will depend on how ready & competent the title company is. If they have obtained figures from the seller and are just waiting to receive the lender's closing instructions then it should be a short amount of time for the final Closing Disclosure to be prepared and approved by the lender for the closing. If they aren't going to do anything until they receive the closing instructions from the lender then it may take them awhile longer.
If the closing will be delayed by a day or two, usually sellers understand as long as they are updated with what is going on. If it appears that closing will be delayed, you, your real estate agent and your loan officer should discuss when the best time to inform the sellers of it. Sellers like to hear concrete info, so if the closing will be delayed then you should be prepared to provide them with a new closing date.
Thank you for this information, Shane. I've requested confirmation from the loan processor, but she's slow to respond to inquiries. She's off tomorrow, so I'll take the opportunity to contact the loan officer, who is much more responsive.
I guess I worry too much. We were cleared to close today!
Nice! You can sleep easy.
