Underwriting driving me crazy last condition.....

So back at it again with underwriting and I'm I don't know what to do. It with regards to our rental verifications is ready to sign off if we can settle this tomorrow.

 

We have rented from the same place for 3 years..Ewe are required to pay by money order. We have provided the last 12 months of money order stubs showing proof of rental payment, our landlord has signed a rental affidavit stating no late payments etc in the last 24 months, and we have provided a print out from amscot showing I purchased the money orders....

 

The issue is the print our from Amscot blackouts my ss# and my name is not on the form just my employer information. Amsoct WILL NOT give me another form showing my ss# or name and they claim it is against policy to give those print screens out and they will not provide it. I have called upper mgmt etc gone to different locations. I can get copies of the money orders but it would be 244 dollars and would 3 weeks and the buyer will not grant another extension.

 

I don't get the issue to be honest. Perfect employment last 10+ years. mid score of 689 front end ratio is 9% back end is 35%, no lattes or negatives on credit report in last 5+ years and income is $74,000 a year. Currently rental payment is $1100.00 new mortgage with taxes and insurance is 644.00.

 

Anyone any thoughts???? I can give them  the last 6 months of atm withdrawal showing we took the 1100 from out account, but can't go back any further as we did not us a bank account regularly at that time..

 

My loan offer sent me a text saying not to worry that she will call the underwritier and we will figure something out....She said that same thing 2 weeks ago so I don't believe it.

I was told by my LO that if you are over a 660, they are not even gonna ask you for proof of rent. Weird the UW wants it from you. Which bank are you using.

It is SecurityNational Mortgage... I have been told the same as you and my broker has no clue why the underwriting is being so diffcult with this condition.

They better not do this to me, I cannot prove any rental history. I told me LO this up front, and he said dont worry about it.

We just closed this past Friday (middle credit score was 643) and we were not required to provide any rental history.  It must be a lender specific requirement.

I could be wrong but.. I think it's rather you have enough trade lines reporting... We had to show the rental history but we don't have CC's or Student Loan's or anything like that.. Only 2 Auto Loans and 2 Personal Loans... and normally they want 3 trade lines.. so they used Rent Payments..

It is not tradelines, we have 2 student loans, 1 car loan and three credit cards. The Students tradelines are 10+ years old, car loan 24 months, credit cards vary between 24mths and 12 months.

 

We did yet another LOE detailing are attempts to get the AMSCOT forms with my information and basically said that what we have is all we are able to obtain from them at this time. Our loan officer sent it over this morning along with her own LOE stating that Amscot will print screens and why as she has called to verify this.

 

My loan officer is not sure what the underwriter is looking for as she won't say she just keeps requesting a copy of the print outs with my personal information on them...

 

If this does not work then whatever, I guess it is not meant to be. I'm done fighting about this as it should not be a problem, or the problem we excepted to have. I will just take business else where....

You need to find out what lender will be taking the loan. And dig into their requirements. Maybe your broker can use someone else.

OK I'm really getting ready to pull my loan the new issue ......when our landlord faxed the rental verification he did not use a coversheet. So he resent it today with a coversheet and still not good enough. He sent it from a copy/fax place and it just shows the name of the location on the fax not a fax number.They want a fax number from him and a fax number to appear at the stop of the form..... UM he has no fax he is not a business he is a single guy who owns a few properties and sent a fax from a local store. Called our loan officer and she said that she will call the underwriter for clarification..**bleep** our landlord is getting annoyed as this is not the 4 different request from him.

 

 

They have to till tomorrow to sign off on the before I strata looking for a new lender this is NUTS.
