Do VA loans always require septic inspections? Our appraisal came back late, past the 10 days, with requirements for a building to removed from the property and a septic inspection. The house is 5 years old and there is no indication of any issues. Just wondering if this is like the termite inspection? That seems to be what the appraiser is saying, but if so, why wouldn't our lender have told us before now? We are 7 days out from closing when this appraiser finally turned this in with this inspection and removal to do. I am a little frustrated. Okay. A lot.

Unfortunately your lender wasn't very proactive here. Instead of letting you know as soon as you went under contract that you would probably need a septic inspection, they wait until the VA NOT (notice of value) was issued. The NOV cannot be issued until the appraisal is in at which point the SAR reviews the appraisal and calls out any required repairs or inspections.
