What FICO score for first time home loan?

My fiance and I are getting ready to purchase our first home. We are looking to hopefully purchase in the late spring or early summer. Our combined income is roughly $92,000. We currently have one vehicle we are planning on getting rid of to help lower our DTI, this vehicle is currently financed. We'll be trading this vehicle in for a vehicle with a much lower payment. Will this have a big impact on our credit? We also have roughly $10,000 in credit card debt that is enrolled into a debt management program. How big of negative impact will this be on our ability to get a loan?

Currently my scores are as follows:
Equifax: FICO 8 score; 635
Equifax: FICO 5 score; 603

TransUnion: FICO 8 score; 625
TransUnion: FICO 4 score; 633

Experian: FICO 8 score; 616
Experian: FICO 2 score; 570

I don't quite understand why my experience FICO score is significantly lower than the other scores. What are the best ways to improve my FICO scores?

I only have one thing showing in collections from 2014 I settled with Sprint for less than the full value.

Any help is greatly appreciated!

Are you really just trading in your car for the sole purpose of reducing home purchase debt ratio?

Based on your income, a reduction of car payment wouldnt put much of a dent in the debt ratio. If you list your monthly debt payments (from credit report) and we could estimate your debt ratio.

I'm not trading it in just for the DTI impact. My job has me traveling a lot for work and it is not cost-effective for me to have it any longer. I need something that is more fuel-efficient. 

 

My debts are below from credit report.

 

 

Open Credit Cards

 

Kohls credit card:

Balance $177 of $300

 

Zales:

Balance: $0 of $1,500

 

Closed Credit Cards in a Debt Management Program (Christan Credit Counselors)  I make a payment of $324 a month for these cards listed below in their program

 

Credit First Credit Card (Firestone Auto Care):

Balance: $737 of $1,600

Balance: $3,815 of $5,100

 

Chase: 

Balance: $520 of $500

 

American Express:

Balance: $962 of $1,000

 

Captial One:

Balance: $494 of $500

 

Capital One: 

Balance: $1,474 of $1,450

 

Care Credit:

Balance: $1,791 of $1,900

 

Loans: 

 

PNC Bank: $31,246 

Monthly Payment: $730.98 -- This is what I'm planning on trading in before we would get a house. I would be getting a payment of around $220 total price of a car would be around $10,000

 

Directions Credit Union:

Balance:$15,151

Payment is $576 a month

 

Directions Credit Union:

Balance: $1,700

Payment is $111 a month

 

Directions Credit Union:

Balance: $3,650.11

Payment is $145 a month

 

Fed Loan Servicing:

Balance: $3,017

Payment is $63 a month

What price are you looking to obtain for your new home?

I suggest you pay down your credit cards -especially Chase (being over the limit) and also Cap One. Your scores will increase which would help with your vehicle purchase trade in and also your home loan soon after.

When buying your vehicle, my suggestion is for you to notify the finance manager to not run your credit with more than 2 banks. If you dont tell them, they'll have your credit ran a dozen times.

Looking to get a loan for around 210-230k

I was planning on only allowing them to run it a few times since previously when I bought vehicles they have ran it just like you said.

You'd be under 40% debt ratio with newer vehicle payment. Thats pretty good!

I'd try to get a middle mortgage score of 620+. although there are lenders that will go as low as 580...at a price.

Best loan for me since I've never bought a home is probably FHA?

There are several factors involved but the combination of your credit scores and smaller down payment would lead you to FHA as being the better option
