I assume it would be my TU at 760 but I would like a more definite answer please.

The lowest mid score is used, so that would be EX at 697

Then yes, what was said above is correct. If this is a joint mortgage (both you and your wife), the lowest mid-score will be the score that drives what mortgage options you qualify for, and what your interest rate is. Just went through this with my sister, and since her credit was MUCH higher than mine I had to clean up a few things before we could refinance our joint-owned home.
