Yet another mortgage loan question (low cost condo)

Any tips on where to start searching to get a loan for a condo valued at about 65k with ~$250 month HOA fees?

Minimum to no job history. Credit score 778.

What do you mean by no job history? Fresh out of school? Self employed? Retirement income? No one is going to give you a mortgage without a provable income.

Small mortgages (under 100k) are frequently best found with local banks and credit unions.

Self employed through family business, therefore no tax returns filed by me. Fresh out of school as well, trying to find job to start ASAP. Would like to avoid paying rent and go straight to the mortgage loan.

Well, that's certainly can become a can of worms some day. 

 

TBH, it's unavoildable for most people to never pay rent at some point in time. Nothing wrong with it, it's just life. You have the option to find the cheapest place possible interim while gaining work history to qualify.

 

Or you can get the Family business to report past years of Employment and earnings to get you into the place you want now.
