100% correct answer! I got some great news today. I know a couple of lawyers and was able to find out some information. In the state of CT where i live the entire transaction is exempt for transfer tax! So niether the seller nor the buyer needs to pay the tax. There are states where this is not the case. Hope this thread helps someone else out there.

^^^Good information to know! Never have experienced a purchase without a transfer tax. Smiley Happy
