Lurk frequently. Now need help!

We are hoping to buy a house in about 3-4 months. My wife's credit is great, but my credit is poor. From 2010-2012, I turned my head and ignored bills. Immature and stupid. I get it now. Anyway, we spoke to our loan officer today. She informed us of the qualifications for the type of loans we are hoping to get approved for. I really need my credit score to increase to atleast a 640. Current scores range from 605-623.I know there may be a few errors on my report and I am hoping someone will have insight on how to improve/remove or just let me know if there is anyhting at all I could do to improve my scores kind of soon.

 

Facts:

-10 year credit history

-7 credit cards as authorized users (with UTI at 22%) all in good standing

-4 cards in my name with low limits all in good standing

-1 personal loan in good standing

-5 year history of auto loan with no missed payments

-Baddies include (this is where I need help):

   1.) Charge off from Capital One. It is reporting twice on my credit report. One is for several months such as Jan-August and the second is reporting September-December. Can they do that? It looks as if I have two seperate charge offs from Capital One. I attempted to dispute, dt duplicate reporting but it did nothing but state I disputed it. It's also reporting through Portfolio Recovery as current in July 2015. The original debt is from 2012. It is unpaid. Should I pay it? Again, this is on my credit report in three different ways from the original creditor (Capital One) to the Portfolio Recovery reporting as open and unpaid.

   2.) Several (3) medical reporting as "paid" but after placed with collections. They range from 2010-2012. 

   3.) Smith Rouchon Collection Agency reporting an old student loan. I only owe $215 on it. They just draft $30 a month out of my bank account monthly.

   4.) Charge off from being an authorized user on a chase card in 2010. Can i remove this since I was an authorized user? 

 

You have no idea how much we would appreciate your help! I told my wife about this board and how much you guys have brought me to the light!! Thanks in advance.

1.  Get yourself removed as an AU on the charged-off account.

2.  Make sure you are removed as an AU on the charged-off account!

 

3. Write good-will letters, preferably to upper-managment, requesting deletion of the paid charge-offs and collections.

Contact that Smith Rouchon student loan - ask for a PFD - Maybe they'll delete it if you pay in full.

 

Look up Hippa Why Chat on google. - see if that will work to remove any of the medical collections.

 

Get off that Charged Off AU account.   

 

If you can - get the AU accounts to under 10% Util (I don't know if those are with your spouse - but under 10% is supposed to be a magic number - and should give you a boost - you just have to keep it under that from the time of application until after you close.

 

Also - make sure you are pulling actual mortgage scores - not just Fico8s...... usually the scores vary....

Thanks guys! Should I dispute the Authorized user charge off? I'm not sure how to go about getting it removed. I googled it and found different info. Which one would be the correct way?

Just write the CRAs a letter requesting removal of the account as you are not responsible for repayment of the account, if they refuse then file a CFPB complaint on the one(s) who refuse to remove it

Contact the creditor with whom you requested they report the AU and have them remove it.

Its presence in your report was authorized by you, and thus is not inaccurate, so you dont dispute.  You simply terminante the AU.
