do disputed items appear on report during investigation?

I've disputed a couple of items w the CRAs and the 30 day investigation period is up August 28th. If my credit report is pulled between now and the August 28th, will these items appear on it/ will my score include the disputed items?

They do show.... I just had my mortgage company pull my credit through CREDCO and lo and behold there are about 7 items on there that say "Dispute Pending".  My loan officer said that it looks bad to see that listed on the report, and now I have to wait until all disputes are over with before I can proceed on my loan.

Yes they do appear, but are not factored into the score.
