I've recently purchased an investment property (single-family residential) and I'm trying to determine if it's better to just have the tenant pull and provide their own full credit report, or go through a tenant screening service. I see there are several companies (smartmove, turbotenant, etc..) I like the idea of getting the background in addition to just credit report.
I have someone wanting to rent it and just want to be sure I'm doing my due diligence.
Any insight or wisdom on this matter would be greatly appreciated!

I'm pretty happy with smartmove.
I do the "full package" for $40, which the tenant pays to TU directly. This is for California properties.
I have gotten good advice on Reddit's r/landlord forum.
