I have the following baddies on my report:
Paid Collections - until 12/2023
Charge Off - until 12/2023
Lates
If I am going to be in the dirty bucket for a while, I just want my score to be as high as possible. Is it even reasonable to think I can get to 720+ morgtage score?
In addition to the baddies, my overall Revolving UTIL across 12 TL was 77% on EQ and 83% on TU and EX....this month I will paid half of the total balance and only 3 of the 12 will carry high balances until my September paydown. I want to see how this reports, before I decide what to pay next.

Well, I think a decent score with lates is possible. I have 8 student loans with 2 separate 90 day lates and my scores are pretty decent. My mortgage scores are 802, 727 and 718. I have worked to maximize all other areas that i have control over until they age off. Right now I'm on the countdown as one falls off in December and the other next year.
In your case, since you're going after mortgage scores, it seems you can try /continue to try goodwill deletions for whatever's paid / late. Also continue getting that utilization down. And make sure you have a good credit mix. Do you have an installment loan? It just takes time. Good luck!

I am in a dirty bucket with EQ and TU. Currently both my mortgage scores sit above 750 with a 90+ late from Jan 2016.
@Anonymous Thank you for replying so quickly. Yes, I have tons of student loans, an auto loan, and 3 signature loans....my credit mix-very good, age-excellent, new accts- good, pymt history- good/very good, Utilization - Poor on all three.
I just want to have realistic expectations....I'm afraid to throw every last penny into my consumer debt and miss the opportunity to purchase a home because I was chasing the impossible score.
I have tried and tried GW, holiday greeting cards, complaints, disputes....NCA is super rough.
My scores will update in a few weeks and I'll update this thread. Thanks again.

@Anonymous Are you still in the dirty bucket?!?! I think my collections are major derogs though and worse than a 90 day late....they are older and more severe I think.
idk, so just want 720 for now....the rates are so much lower than 640 rates

When I was dirty on TU with a 90 day late around 3 years old I was able to get up to a F8 score of 768. At the time I wasn't tracking my mortgage scores, so I have no idea what my F4 was. If F4's tend to run a little higher than F8's for someone with a 90D and scores in that ballpark, it's feasible that my F4 was 770-780 I suppose while dirty.
@Anonymous Thank you! Y'all give me some hope! My TU mortgage score is the highest...not by much, but highest. Honestly I'd be happy as can be with a 720. I promise to report back. We shall see.

I imagine I will hit that soonish. I have some inquiries that will stop hurting me in November. EX thinks it'll help me get to 790 on clean. So hoping similar as TU is my most beat up on INQs (thanks US Bank and Chase)
