Since this post several neg TLs have fallen off and I added 5 new CC which have 10k + CLs (except two). I have balances on 2 CCs currently, the age of my oldest accounts is 20 years and all of my TLs are positive.

are there any pointers/tips you can give to me as I am in the process of trying to rebuild my credit for me and hubby.  we are in the low 500's right now Smiley Sad

If you have not already done so, pull your three credit reports (EQ, TU, EX) and review them carefully and come up with a plan for your specific situation. Don't be afraid to post questions. The Mods and other experienced FICO Forum contributors can provide guidance.

Congratulations on your rising FICO scores. As noted, the numbers are very complex and in today's broken economy they have lost some of their significance. Despite having excellent FICO scores (all three 800+) I am still stuck with lousy credit cards- the best one is 7.9% but my two others are at 9.9 and 12.9%. I've also been turned down for a home loan by 3 lenders. They say it had nothing to do with my credit rating. They claim its because of Fannie Mae appraisal standards. Maybe true. But before the economy tanked I doubt I'd be having trouble getting approved.

 

So, don't become jaded like I was into thinking that having high FICO scores will ease all of your financial pressures until the economy is turned around.

I agree. I just met with a Realtor last week. Although my scores are high, I know the loan process will be a headache. I'm not worried though. God will make a way. I have a good income, been on my job 11+ years and will have virtually no debt (besides my car loan) before I close. I'm optimistic.

Appraisal standards and everything else in the industry is really tightening up. I don't think we have seen the worst of it yet, but the bottom is close.

I'm in escrow as of yesterday. Although I was pre-approved and my loan officer is confidant I will be approved, I hope I done run into an snag. Wish me luck! I hope your situation turned around.

I was approved (pre-approved) for a home loan on Jan 2nd.  Just waiting for the inspection results. Wish me luck!
