They lowered ratee to 6.9% and I said I would call my CU in the morning and get it done. Then they offered me 4.29% if I bought the warranty and gap insurance. I asked why can't I get the 4.29% without the warranty and gap insurance, he said I can cancel it at anytime and keep the 4.29 rate, which is exactly what I will be doing in 30 days.

Finally closed 12/30/10. Being preapproved for months, then being disappointed by undewriting because of the lates on my credit report after bankruptcy, went to another bank and they approved me...... Short sale appraisal came back for $162,000 after contracting at $165,000.. Asked the bank to reduce the price to match the appraisal price and they would not.. In order to not lose the house I agreed to pay the difference of $3,000.. Mortgage is less than what I pay for rent.. I love my house.

The mortgage was the only late on my CR and that was 3 years ago. I had lost my job, so it had 120 days late even though I paid it evey month, until the house was eventually sold and paid off. I have enough money in reserves and DTI is ok. I went to another lender and they said to write a letter explaining all the lates, so I am working on that to see what happens. My credit scores have also increased a lot, the only other thing is my car payment which has been paid on time for the past year and a half.

Preapproved for a mortgage for over a year. Found the home, offered on a short sale. Offer accepted with condition that I use a local bank, because I was using my work CU from LA and I am in Fla. Preapproved with local bank, paid for appraisal, inspection, went to underwriting to close next week, only to be told today that they cannot do the loan, because after bancrupcy has been discharged for the past 7 years, I got a mortgage and had some lates. I had lost my job and was on unemployment, also it was an adjustable mortgage, so the rate went up and I could not afford to pay it with unemployment.. The house was sold and paid off, more than 3 years ago. I told the loan officer, but she said even if I wrote a letter it would still not be approved. I offered on a shortsale and am now in underwriting... In 12/2007 I paid off the mortgage on the previous home I had and it has always showed as "in dispute" on my CR. I did not dispute it because I did not want my scores to drop, now I pulled my report and it is finally now showing up as a positive on my report, my scores went up 10 points. I did not dispute the comment on my report, because one broker had told me not to because it was not hurting my score. Now all of a sudden it turned positive and my score went up.. so happy, I had rate locked last month at 4.375%, set to close next week. Do you think the underwriter had something to do with this turning positive on my CR? TU 716 12/4/10 EQ 701 12/4/10

Two weeks after I paid the $1,000 deposit with my offer on a house, I received a stipend check for $918 which I deposited into my account. The bank now needs a letter of expanation saying where the money came from. Can someone tell what it should say?

Mickie08, My lease is up on Dec 23, after that I can do month to month, hopefully I won't have to. I had to give 2 months notice or resign the lease, which I do not want to do. Shane: Yes the bank (Chase) has just approved the short sale. The seller and I signed since September. Hopefully things will go smoothly. The lender's bank is closed tomorrow, so I am meeting with them on Monday. They say they can close in 45 days . (Keeping my fingers crossed that everything goes smoothly.

The approving bank is WAMU/Chase!!! Hopefully I'll hear something soon. I also notice that the prices of houses in the area are falling, so I know it will be appraised for less than what I offered, then we'll have to renegotiate.

So, I decided to make another offer on a short sale after waiting on another one for 2 months that did not go through. Offered $165,000 (full asking price) with seller paying 4% closing cost. Offer accepted by seller on 9/13 and heard yesterday (9/22/10) that offer was sent to the bank for approval. Only one lender on mortgage. I am hoping that this one works out quickly as my lease is up in Dec.

I made a full price offer on a short sale of $165,000 with seller paying 4% closing cost. I was approved through my work CU, however they are in LA and I am in FLA. I also have my car loan through my work CU with whom I have a good relationship. The offer was accepted, with the stipulation that I use a local lender. I don't want every lender pulling my CR unnecessarily and for my score to drop. I want to wait to see if the short sale will be accepted before I go to a local lender for approval, but the sellers are now asking for an approval letter from a local lender. I have been looking for a home for more than a year, but I don't want to wait 2 months, the short sale is not approved by the seller's bank, and another unnecessary inquiry on my report. Any suggestions on how I can handle this issue.

I thought I was the only person thinking this. In FLA the investors are buying the houses and paying cash, then they add $60,000 to the prices and now offer it for sale. I have been looking for a house since July 2009. Every time I make an offer, even at full price, (well they are all short sales and forclosures), they get rejected with my FHA preapproval. I need a home. I just made a full price offer on a short sale and am now waiting to see if they accept it. My lease expires in December, and I am hoping I don't have to renew it.

Does anyone know if Kohls (issued by Chase) give automatic CLI or do I have to apply call and risk an inquiry? I don't want an inquiry on my report so I am hoping they give them automatically. I always use my card and pay in full in each month. I am now a MVC (Most Valued Customer) with them. I had a CC with Chase and they closed it and would not do a recon, (I think they closed it because a new collection account was added to my report which I disputed and it was removed). I then got the Kohl's card in February and now Chase keeps sending me preapproval for their credit cards. What do you think my chances are of getting a CLI?
