I hate to be back for advice, but you guys are the best.  Long story short, about 3 years ago I had to file chapter 7, then in the past two years I came down with a serious illness and had a big shoulder surgery.  I have been on unemployment recently, but desperately searching for work.  I'm trying to save my home (which eventually I wanted to move back into in Salt Lake City and currently have tenants), but am living in Milwaukee where I have had job prospects.  I have rented an apartment and have about $2500 tied up in deposits due to my bad credit score.  If I was to file chapter 13 before my home goes up for sale, what happens to security deposits?  Even if the plan isn't confirmed, would it allow me to save my home and get my deposits back to return to Utah?   I'm trying to decide if I can move back into my home to save it and just find a job there.  Any info would be helpful. ... So I pulled his credit the other day so that we can get moving on buying a home together and California has reported a closed child support case.  He has a 14 year old daughter that the mother has refused since the baby was 2 for him to see her, contact her, have any sort of relationship.  He even asked for a picture of her and she refused to give him that.  Also, as far as he knows, he is not even listed as her father on her birth certificate.  We called the family court and they confirmed it was closed and it is no longer owing.  Do we need to take her to court?  Does anyone have any suggestions on how to handle this?  Here is what it looks like on the report (from credit karma btw):   Last Reported Jul 31, 2014 Creditor Name ALAMEDA COUNTY FAMIL Account Type Child Support Account Status Closed - Paid and Closed Opened Date May 01, 2006 Closed Date Jul 01, 2014 Limit -- Term -- Monthly Payment -- Responsibility Individual Account. I'm in a situataion right now where the rental market is so expensive, but the houses in the neighborhoods being revitalized and huge and beautiful, and very well priced.  I am in Philadelphia and need 1-2 years before going conventional or FHA.  I have researched those options and I know hard money loans are high interest rates, so I do know the risk, just need to know where to look/apply.   Thanks!     ... Outside of FHA (that's a long story and I can't go that route), which lenders are doing subprime now?  Between my 3 scores I'm hovering between 540-590 and waiting for some things to update, such as credit card payments lowering their balances.  However, I'm paying for my crappy credit (which I'm working on!) with really expensive rent.  Even with a higher interest rate I could get a house in South Philly for significantly cheaper.  I would go with a high rate now and then refinance in a year or two.   Can someone either post lenders that deal with subprime and in Philly or PM me?   Thanks! ... I moved to Milwaukee last year and needed a car that could handle ths snow, so bought an SUV and was desperate and ended up with an 18% interest rate from my credit union (who is funding subprime loans and having a third party service it - I'm assuming so nobody knows they are giving away their members' money in this fashion).  The payment is $530 a month and I just got transferred to Philly and drive maybe once a week.  I'm hoping to trade-in and downgrade to something cheaper, but I know I will have to suck up some negative equity.   When I bought the car, I was just out  of BK in Sept. 2013 and my score was 490 with an auto enhanced that brought it up around 520.  Currently I am sitting at about 579 and just paid off about 1100 (most of my balances) in credit card debt.  Last time I paid off my big credit card ($800)/CL is $1200 and $200 is outstanding my score jumped to 599 and this time have paid off victoria's secret down from $232 to $32 with a CLI of $500.  All of these statements have cut ans should report next week.   My question is, if I go to a dealer, can I get a good rate if I am in the low 600's.  I'm really hoping this takes me to 620-620 or higher, but you never know.  I can't find the chart that says what interest rate to possibly expect at certain credit scores that was on myfico previously.  I also have never had any late payments on any car loan that I have ever had.   Any help is appreciated.  Thanks in advance! ... I was recently transferred from Utah to Wisconsin for work and want to know what kind of options I would have.  I had a big surgery in 2011 followed by unemployment and it took about 2 years to finally get my FHA mortgage with US Bank modified.  I have been making all the payments as per the modification/new term agreement but wanted to know what options are out there if I wanted to buy a home here?  I found some perfect condos that are around $50,000, so it would definitely be cheaper than rent and better than the rental I currently live in.   Thanks! ...
