Received notification this afternoon that my file had received final approval from underwriting (no conditions) and that the closing instructions had been sent over to the title company. Am I in the clear? Is there anything else at this point that could derail the loan? I was shocked that there were no conditions!
That just means you have a good loan officer that understood his paperwork. The only things that can derail this loan now is if title company found a lien that recently popped up. Not your fault, but that's the only thing I foresee that can derail the loan. Someone losing their job, someone dying, etc

That's certainly positive, but there's one thing to keep in mind with mortgages:
You are in the clear when you have the keys, are living in the home, and have confirmation of funding.
Until those things occur, you are not in the clear.

Haahahaha... They do give us - "the self employed" hard time when it comes to a mortgage. Looking good and can't wait for you to have the key in hand. Almost there...

Even when you know you're all set, buying a home is the most stressful scenario possible, imo.
