Ok, so I got this last doc to sign, which looks like it has all of the costs. Can someone help me determin what my portion of the closing costs would be?
a. Purchase Price --- $90,000
b. ---
c. ---
d. ---
e. Estimated prepaid items --- $1375.61
f. Estimated closing costs --- $2973.50
g. PMI, MIP, Funding Fee --- $1536.72
h. ---
i. Total costs (add items a through h) --- $96,185.53
j. ---
k. Borrower's closing costs paid by Seller --- $2885.00
l. Other Credits:
Cash Deposit On Sales Contract (ernest money) --- $1000.00
Total Broker Paid CC (Appraisal) --- $450.00
Total Lender Paid CC --- -$2984.57 (this is negative $2984.57)
Total Lender Credit --- $3673.44
m. Loan amount (exclude PMI, MIP, funding fee financed) --- $90,000.00
n. PMI, MIP, funding Fee financed --- 1835.00
o. Loan amount (add m & n) --- 91,836.00

Oops, I forgot to add the negative(-) in front of l. Total Lender Paid CC --- -$2984.57. I guess this changes things or no?
I'm just looking at the cash to/from borrower line, and the amount is negative. This line, taken strictly on how it's worded, is saying the amount listed is either the amound you need to pay, or the amount you'll get back. And like i said, it's negative.
