Just glossing over all of your DP's you provided I'd say you're good to go. Normally around here the recommendation is 3-6 months between Chase apps or longer if you're more prudent.
Take the guess work out of it and hit a branch to see your pre-approvals and any potential extra bonus they might be offering in branch vs online.
Well, you have a 50/50 shot w/o pre-approvals in branch.
Maybe wait it out to 6 months past the last one and the chances should go up. Chase pre-approvals tend to show up when you're primed for an approval and pass all of the criteria they're looking for.
With a variety of lenders I've never really gotten pre-approvals and when I cold apped they were approved. So, they're not 100% worthwhile but, the trends with Chase run true with certain things.
