Hi - My husband just got a job in FL so we're relocating in June and plan to rent an apt until we can sell our existing home up north.
I have somewhat decent credit (high 600's/low 700's) while my husband's scores are in the low 600's. He has an IRS tax lien we are paying on and a charged off credit card that killing his score.
We both had some issues paying our mortgage on time in 2011-2012. We've paid it on time since 10/2012 and other than the issues I noted above on my husband's credit there are no other derogs. We have no landlord history because we've owned our home since 1996. I have 2 Amex (paid on time-NPSL) and 2 credit cards with $4000 total CL - 7% util. We both have student loans -(always paid on time). I have an auto loan and a personal loan (always paid on time).
Will we have issues renting a decent apt until we're ready to buy due to the late mortgage payments and my husband's low credit scores? Our total income is $140,000.
My last lender pull was 704/714/734. When I pull FICO it's 668/685/716
My husband's is around 634 for all 3 CA's.
Really shouldn't be a problem.
Would note that if you have an Installment Agreement negiotiated with the IRS that you're paying under, that you can get that lien airstruck under their Fresh Start guidelines.
