Apartment Renting credit report

Hi,

Can anyone shed an input on this:-

Currently I have my Equifax FICO score of 565 and Experian FACO of 575. I have two civil judgments on my Experian report, and one in Equifax report. I have always paid the rent on time and never been evicted. I have no criminal record.

What are the chances that I may not get approved for a rental apartment? Anyone been thru this?

My scores were very similiar to yours last summer.  I was able to lease an apartment with half a deposit down.  They also called my previous landlord to make sure I had excellent rental payment history, which I did.
 
You should be able to rent an apartment with your excellent rental payment history.

What an apartment generally looks for is no evictions or monies owed to a previous landlord.  Those will usually put a stop to renting.  As far as your scores, they normally use those to determine how much of a deposit you will have to pay.

It really depends on the market you live in.

If you're in West LA you're gonna have a hell of a time getting an apartment with any kind of negatives.

Here in Austin they're a lot more relaxed and only care about your credit history with respect to other apartment rentals.

I can comment on these two markets because I have shopped for apartments in both of them in the last year. I don't know what's going on in the rest of the world.

We just had to apply to rent in Jan. The only thing we had to do, was either show proof that we already had payment plans set up for outstanding collections, or get them set up and provide proof. Even if it was only $50/mo, they just wanted to see that we were willing to address the issues on our report.
This was excluding med collections.. they didn't take med collections into consideration at all. And I think it was a great policy, to make people do that. It was the impetus for me getting on myfico!
