So, I have a question here. Does DTI include what you pay monthly in debt payments or just the minimum amounts?

DTI is calculated based on how much debt you owe people to your actual income. So if you make $10,000 per year and have a card that you stuffed a $5,000 fridge on you would look bad compared to someone that makes $100,000 and does the same thing. Now banks also calculate fluidity of the debt by looking at minimum payment amounts. Credit cards are nice in this regard since they report this directly. Mortgages, Car, Personal, and other loans can have their payment calculated. In the end a bank will consider both the outstanding debt in relation to your income in the form of DTI as well as how fluid you are in your debt amount.
