I grew up in Fairfax, VA...went to Paul VI HS, NOVA and George Mason University....I know about the cost of living...The main reason why I moved....I love the state though...

I'm in SoCal and it is EXPENSIVE to rent. You should be fine.  I rented my apt in Westchester about 5 years ago and my scores were in the low 600's and I had several lates and other derogs. I was shocked when they gave me the keys. It was a good business decision because I have never been late with my rent.  Thank God for second chances.

Yeah...that is what it is! A second chance...all my derogs are over 2 yrs old! I love So Cal and never want to move outta here! No matter what it takes...I will live the american dream!!

Best of luck. We're in SoCal, and were in a 3br home, gated community... polished trav floors, granite in every room, incl bathrooms, it was gorgeous... but when DH got sick we downgraded & are now renting a 2br townhouse near dwntwn Vista for $1095. It's cheap, I mean $1/sqft carpet cheap... Have to use public laundry facilities, and most of our furniture is in storage cuz it's so small, but it's actually been pretty humbling... Best of luck to you! Our community just had us pay off all non-med collections, or at least provide proof of payment plans, and we were allowed in. Both our scores were not even over 600 at that point, so I imagine you'll be just fine.
