Brand new here and posting for the first time. I have two questions that I really hope you can help me with
Quick background: began "cleaning up" credit 4 months ago, set everything on auto bill-pay, etc. Subscribe to daily 3 bureau report to see changes. Have successfully had several items removed thus far by asking CRBs to validate them. I'm planning to close on hew home on March 30th and am having rapid re-score done this Friday, Mar 19th. Lender is Wells Fargo.
Issue #1: As I have been cleaning things up, I spoke with one CA who agreed to do a PFD letter. I paid the amount on the phone, and received a letter from the CA the next day, which I think is "good enough" for presenting to CRBs. Wells Fargo LO is telling me that her underwriter is insistent that in order for them to initiate the rapid re-score process, the letter must state that "the original item was reported in error to the credit bureaus and will be deleted." Here is the relevant wording from the CA's PFD letter:
...Per our client, we have initiated the removal of the account(s) listed below from the 3 major credit bureaus that our office reports to. This action will take approximately thirty to sixty working days, as we send the information via tape.

So, wondering if my LO did not read it carefully and just saw the "previous bal" and "current bal" and didn't read that the "accounts will be deleted" or if I'm incorrect and indeed the language isn't "good enough" for CRBs to delete or for a rapid rescore process to be initiated (if there are such rules??). I spoke to the lady who wrote the letter at the CA and they of course won't assign blame and say it was reported erroneously. Issue #2: My score through 3-way report was 705 at its highest in mid January 2010, and then dipped to 640 in late Jan after bill pay did not work properly and I was 37 days after due date, giving me a 30 days late and unpaid balance of $35 (total amount was only $128). Paid in full immediately when I found out; score jumped up to 680 and CRA reports showed "paid" and a 30 days late.
Had GW letter drafted and sent to Nordstrom a month ago, and have not heard (did not call them yet). Got letter back a week ago stating they had forwarded my letter to their "customer retention" department. Waited a week, and saw the 30 days late fall off of TU report 2 days ago (literally there are grey boxes on my report...no data at all), which gave me a 27 point lift on TU. Not sure how closely together Nordstrom reports updates to all three CRBs.
Am trying to figure out what the best course of action is to make sure I either a) have it removed by Friday's rapid-rescore date (assuming letter above is "good enough" for lender to take to CRBs for rapid rescore, where the Nordstrom change will get picked up, or b) How I might get a letter from Nordstrom stating they are deleting (not sure what that needs to look like) and use it for rapid re-score (b would certainly make me feel good, but don't know turnaround time). Again, I have not spoken to Nordstrom yet.
Sorry for the novel here. But am really on a compressed timeline and this will be the difference between a marginal APR and a good one.

The CRAs wont delete based upon a communication from you, even if accompanied by a PFD agreement from the CA.
The CA must report the delete directly to the CRAs.
Yes, but rapid rescore is done by the mortgage company with documentation in hand. Could you let me know what you think of issue #1 and #2, specifically? Thanks for your time --
Scoring, be it normal or rapid scoring, is always based only on what is in your credit file. That is all that the scoring algorithms look at.
Until the CRA obtains an update from the party who reported the information to them, they wont delete from your credit file, and will thus continue to be scored.
