Mortgage loan advice ?
Hi I have many questions regarding mortgage loan to see what should I do if anyone have experience my situation ? Thanks in advance for any advice(s).
First, my current FICO score from my chase card is 643 but Experian show my score as 635. I used to have a score of 790-829 but due to my past relationship I had a Dell credit card that went to collection to Midland management which I didn't know about. Long story short...it went to collection and I recently made settlement with Midland to pay $2000 balance for $1600. They update my credit report to 0 balance but it won't get remove from my credit report til December of 2019. I have another capital one credit card that went to charged off and I settled the account but capital one haven't update my credit report yet. It have been over 2 months since I settled with capital one and no update on credit report as 0 balance .

During the whole process I applied for mortgage loan and got conditional approved for FHA loan since I couldnt go conventional loan route due to my collection and credit score . My interest rate is 5.7% (omg so high ). I made an offer on a home and just waiting .

My question is...since I made an offer on a home and got conditional approved for FHA loan...should I wait after my purchase to make a dispute on my credit report regarding the settlement of my capital one since it hasn't been update yet. There is a chance capital one won't response and I have the letter to prove the settlement; so if capital one don't response it will be delete from my credit report ? I really want to go that route but I was told if I dispute then I will have trouble closing on my home with my mortgage loan since there is a dispute open?
I was told to call capital one and have them update the credit report to settle to 0 balance instead of opening a dispute because most mortgage loan will make it hard to close on a home if there is a dispute open . (Is it true??)

I was hoping to file a dispute and if capital one don't response then the charged off account will be remove and I might be able to apply for a better mortgage loan maybe a conventional loan since my credit score will definitely jump if it is remove . (That is what I'm thinking but it could be wrong)

Someone told me to just finish the home buying process with the loan I got conditional approved for and dispute stuff on my credit report later on ?

Anyone with experience please let me know what I should do. My goal is to not hurt my chances of buying a home ..closing on a home with the current conditonal approved FHA loan .

I would speak to your loan officer for guidance. He or she may tell you not to do a thing or they may tell you to try.

During the loan process for conditional approval my loan offer told me I really don't need to pay the capital charged off and collection at Midland funding . He said I got conditional approved while those two negatives was on my report .
My loan office said that I should be conditional approved to approval if nothing changes in my credit report such as more negative items or I run up my balance which isn't the case . I end up settling both accounts esp with Midland bc I didn't want any lawsuit to show on my report during my conditonal approved loan . I also pay off some credit card balance .

Only reason I want to know if I should dispute cpaitalone is bc it seem like a good chance to get it completely off the report since they haven't update my settlement on the credit report ....meaning they aren't responding to the CR . I just hoping if I dispute the capital one off report I can get better interest but then again I don't want the dispute to hurt my loan on closing on a house.
