That was over a week ago, so today we phoned her again and she gave us a list of things we needed to provide: Proof that child support obligation has been met and completed, 12 months of documented mortgage payments, bank statement for March, pest inspection. She also said we needed to provide documentation regarding the terms for withdrawal for DH's 401K to show we would be able to withdraw the funds for closing costs. I told her he doesn't have a 401K, but does have Deferred Compsensation and we could only withdraw for certain emergencies and were not planning on withdrawing for closing costs (couldn't anyway). She replied that in that case we would not be able to list it as an asset and would have to show proof of funds for closing since we would not be using the 401K. I told her that the seller was paying up to $4000 of closing costs which she did not seem to be aware of. Before losing the connection I asked how the loan was looking -- if there appeared to be any issues that would keep us from being approved, and she said "Oh, the loan is approved, provided you meet the conditions we just went over." It would have been so nice to have been kept informed of what was going on. I have been reading this board since we first started this process and I have been so envious of all of those who comment about how easy the process has been for them. So anyway, I do understand your frustration and I hope you find the answers you seek. For now, we are keeping our fingers crossed that we will hear the magical "Clear to Close" soon. This has been the most nail-biting experience ever and one I don't ever plan on going through again....we are finally going home!
I hope that you have a better experience with BofA than I did. Blessing to you that you reach your goal. new homeownership. i will meet you there.
Ok, new update:
BofA denied the loan after being in underwriting for 4 weeks and paying almost $10K on good open and closed collection accounts per their instructions. Went to another lender.....AU Approved, at least things are looking up. Now my file has gone to Harris County for DAP approval (takes 45 days). So now I'm playing the waiting game yet again.
Will keep you posted.
I will hold the keys soon. I'm claiming it.
Got a "Clear to Close" by both the Manual Underwriter and Harris County. My closing date is scheduled for June 11th.

congrats on getting the "all clear" message. i went thru a similar process back in march. the waiting game is the hardest part of the process. i promptly answered every request for documentation, my LO said i was one of his better clients. i wasn't going to believe i had the house until i had the keys in my hands.
Congratulations! Great news! We also got the clear to close on Thursday and our closing is set for 6/8/10 at 9 am. Good luck to you in you new home and God bless!

Thank you...it's all seems so surreal. It has been a long, stressful process. But yesterday when i did the final walk thru, I had a sense of pride and honestly I didn't want to leave. I had to keep telling the guy (builder's contractor/inspector) "Ok, I'm leaving, just another look at this; at that; oh I forgot this" I know I was working his last nerve, but I couldn't help it. Does that sound weird, I know it isn't mine yet because I don't hold the keys, but this is my home.

LOL...No, not at all. In September 2009, my daughter was house hunting. One eve she was here and her realator had emailed her a new listing to look at. She said, "Mom, look at this house, isn't it the house you grew up in?" It was, and at my insistance she scheduled an appt. to see it. My husband and I went with her and I took video footage of the home I hadn't been in for 33 years. Now here's the thing: In Jan. 2008, DH and I were out driving in the snow and we drove by my old house and as I was taking pics I told him, "Baby, if this house ever comes on the market you have to buy it for me." He laughed and said OK. At that point I realized it was time to leave the home I've owned for 22 years, 5 kids, 4 dogs, a crappy marriage and an awesome marriage, and we got busy and started working, getting the house ready to sell so we could find a new one with less upkeep. In the process, I kind of fell back in love with my current house and we decided to stay. Fast forward two years and the 3+ acres is quickly becoming a toll to keep up and I'm pretty much ready to move on again.
So...after seeing the home last September I knew I had to have it. DH contacted a VA mortgage place and he was told he had no credit score (everything was in my name -- just seemed easier at the time and we were ignorant as to FICO scores and such). Quickly got him 2 CCs and a personal loan and held our breaths hoping the house didn't sell in the meantime. In December the sign came down and I as heartbroken. BUT, it was replaced by another sign advertising for a basement contractor. In January, I googled the address and worked up the courage to call the owner to ask if it had sold. She was the nicest older lady and said she had to take it off the market because the basement had flooded and she had to have it repaired. She promised to call us before she relisted it in the spring. In Feb., I checked DH's scores and they were all the way up to the mid 600s. On a whim, I called BOA where my current home loan is, just to ask about the possibility of a VA loan for DH and he was pre-qualified that day. I called the owner, and she said she was in no hurry as the condo whe was looking to buy had sold. We thought that gave us some breathing room to get our house ready to list. In March, she called and said she was ready to work out a deal. We finally came up with an offer of 101000 and she paid up to 4000 dollars of closing costs. Submitted the contract to BoA on March 13. The road has been steep at times and we had to submit other tradelines as the 2 CCs and the loan weren't 12 months hx. He also had to submit LOE regarding why he hadn't disclosed that I owned a home, which we had with the LO. And we had to submit proof of 12 months of timely payments on my home, insurance payments, and tax payments, even tho the new home mortgage is in his name only. BUT, on June 8, the home will be ours, and we will be moved in by July 4th. Destiny? I truly believe that what is meant to be will be, and for us, it was meant to be! I hope you are as happy with your new home as I know I will be with ours! I'M GOING HOME!

Wow, it seems destined. I have one question, I know you mentioned you lived there over 30yrs ago. Do you know if the house had been in the "nicest older lady's family" all this time or has the home been thru several buyers since your family moved out.
Well you are down to 2 days before closing, has anything come up?
