Credit Supplement/Closing

Good afternoon,

 I am currently supposed to close tomorrow and am waiting on the clear to close. The lender has been going off of a credit supplement from 2 weeks ago. If they do a soft pull tonight or tomorrow will they go off those balances or the credit supplement? It's only a $45 differnce but it could break my dti.

Depends on when the reporting date on the account from the credit refresh is, if it's after the date on the credit supplement then they'll go off of the credit refresh.  If for whatever reason the payment on the credit refresh isn't correct, then they can get a new credit supplement to confirm the correct balance.  Most credit supplements can be done within a few hours, just depends on what method the creditor requires the credit vendor to obtain the information from (automated systems that provide balance/payment info are the quickest).  If the balance/payment information is online you can also download it from there and provide it to the lender and the credit vendor can often use those for the credit supplement.  Worst case is at closing you can pay off the account that has the increased payment in order to get your DTI in line.
