Do I need a separate checking account

I am self employed and run my business as a sole prop. All of my income is from online sales. I don't currently have a business checking account, instead I just have my sales money deposited into my personal checking account. Will this be a problem when applying for a mortgage? It's easier for me to run things through my personal account so I'd rather not have to open the separate checking account but if this is going to cause a problem with getting approved for a mortgage I'd rather address the issue now. 

 

All of my income is well documented. I receive a 1099 from Paypal and the website that processes my sales each year and I keep track of all income and expenses in Quickbooks (I have these records for the past 5 years). My checking account doesn't show any activity of money being deposited from Paypal as most of my income is through credit card payments which show up in my checking account Monday-Friday and have the name of the website that I sell on listed on the deposit that they send.

If you have a business you need to have a seperate account for the business.  Now, do you have sub- contractors? Is it a one man shop?  I don't see you using your personal account being a deal breaker in qualifying for mortgage.

 

But every lenders policy as to what is right or wrong varies...

It's just me running the business and doing all of the work (I do embroidery on clothing and work from home). I use Paypal for 95% of my supply purchases which sometimes then pulls from my personal checking acct if there isn't enough money in Paypal.

As long as you can proof a steady income, you should be able to get a mortgage.  The checking usage is not a big deal as along as you can explain.

This is a short term and long term type question.

 

For your business and to protect yourself individually, speak to an attorney about setting up a LLC and a CPA about the tax benefits. This is the long term solution. You pay SS tax on your gross income if you don't have an LLC or PLLC set up to reduce your taxes.

 

On the other hand, the lender uses your gross income and the way you have it set up right now gives you a larger gross - less your business expenses.  The lender will look at your federal taxes to see if you have enough income to support a mortgage after your business expenses. There are some non-cash items the lender can add back after your deductions - like any depreciation you have taken. But it is best to speak to a LO that is familiar with working with self employed borrowers. Not all of them can read tax returns. 

 

You might want to wait until after you buy to set up your separate business account. In the long run that is what you want to have, but check with a LO first before you start making huge changes to your current set up.

Ok, so having my income from my business coming into my checking account shouldn't be a issue? Everything should be good to go as far as my federal returns go Smiley Happy
