Definitely better! I got the same rate with no points. And the lender is paying $2K towards my costs as is the builder for another $2K plust they threw in appl package (well threw in is not actually correct because otherwise they'd have paid more in CC)...aaaaaaaaaanyway...

The lender does not choose the title company. Take a look at your purchase and sale contract. Either the seller chooses (if they pay for it) or the buyer chooses - and then the buyer pays. Your contract will indicate who chooses and who pays. Speak to your Realtor.

my old LO came back with the following: Based on current market conditions, lowest available FHA rate is 4.50% with a 622 mid qualifying credit score. This rate/payment is $123 less per month.
Why didn't he do a whole new worksheet (at least)? I think he was/is taking advantage of you. Or the lender he is afliated with has more restrictive guidelines.
I am glad you found MyFICO where you get input from everyone all around the country. You don't have to use anyone local. Use the lender that has the best program with the best rate + closing costs for you - compare both.

I think so too. he is the lender - in fact branch manager.
he has been calling me. he has sent the loan disclosure, he wants me to sign, so I could pay the appraiser's fee. I told him I am not ready. He does not not yet I am shopping.

Yes, naples is very pretty. I am from here. I in 2009 and moved around the countries with the defense company I was working for. I moved back to Naples because parents are getting old and my kiddo wanted to be closer to family.
The house I got is next to the golf course. I lost a house earlier in the month, it was on golf course. Because my previous lender would not provide a preapproval letter, only qualification, she said it was against the rules and she could lost her license.
the new house is in same street but I don't have the goft course for my back yard, but I do have a lake. so you are welcome to come for a visit.

Congrats in advance and good to hear the advice has helped save you thousands in the long run on a loan. A co worker of mine was in an identical situation as you, and if she had not shopped around, would have committed to a .50 higher rate than she qualified for. Some LO's unfortunately are trying to take advantage in a hot market of ppl.
