Re: Freedom Mortgage?

I have never worked with them. I know a lot of lenders broker loans to them.

If they have a bad 'rep' it is partly because lenders do the easy loans in house and send their hard deals to freedom.... i think they go down to 580

why are you considering them?

Re: Freedom Mortgage?

That is where our broker is sending us, I'm assuming the best deal. Our scores are all in the 700's, great DTI and no debt, no charge offs or anything of that nature. I'm a little uncomfortable with all the not-so-complimentary reviews but on the other hand, BBB rating of At isn't too shabby.

Re: Freedom Mortgage?

I used to 'broker' loans(i dont now, i do in house loans only by choice)....  I didnt send my loans out to bad lenders.

with that said.... why freedom? is it the best rate? or is the loan officer going with the comfortable lender they know?

we cant tell from what you write here.

they close a TON of loans..... and remember this.... BIG TIME.... the people who have 'problems' with freedom will likely have problems with ANY lender. ;-)

Re: Freedom Mortgage?

We are in final underwriting with them as we speak!  I saw and heard the horrible too but our mortgage broker is very fond of them and has dealt with many loan closings with them and they do have an A+ rating with BBB.  How is your process going?  We are in South Georgia.  We are doing a VA loan and we both have scores of 680 and 700.  Our conditions were simple letters on some credit history items and then closing our zero balanced credit card accounts (which I thought was weird and is bad for your credit) they have our whole file now, with conditions, appraisal, and title.  An issue on our DTI being a little over 41% was supposedly taken care of when my husband got his pay raise (good timing) and so now that they have an updated paystub showing it they're still saying we're a hair over 41% and our mortgage broker has us under 41% so they're right now arguing over who's numbers are correct....so we could get denied over a hair of being over 41%...the VA is totally okay with it being up to 43% but Freedom Mortgage is being firm....so....we wait and listen for a clear to close anyday now...they've had our file for final underwriting since yesterday morning and we're supposed to close Aug 9th....then there Is an issue that our homeowner's seems to be a bit higher and they will probably want us to look for something cheaper?  This has been a very long excruciating process but I'm sure it would be that way with any lender....I'm just ready for it all to be over with...

Re: Freedom Mortgage?

My broker also refinanced my home with freedom mortgage. Super easy. Took paperwork to broker on 08/01/2013. Closing was scheduled for 08/23/2013 (friday), but they were late, of course, and we closed on 08/27/2013 (tuesday).

All I had to submit to broker were tax returns, W2, and check stubs, along with mortgage application, and get the appraisal, of course. No checking or savings accounts were needed. My middle score was 718. They didn't even ask for letters of explanation for late payments, and some were for my mortgage, even though they happened in 2009).

Submitted everything once, no asking for the same paperwork over and over again( like when I TRIED to refinance with Wells Fargo almost 2 years ago, horror story). They sent all the disclosures electronically and it was a piece of cake.

It probably depends on the broker also. Ours was terrific. Answered calls promptly, always kept me in the loop of things. Overall great experience!!
