We began the process of refinancing our mortgage on May 1st. We received initial loan estimate, we submitted all requested documents. We received conditional approval letter. After our appraisal came back we received the closing dislosure document. This is when my LO began to not respond to my texts and not answer my phone calls promptly. When I did get him on the phone he told me the title company found a lien on my property and he gave me the name of the agency that placed the lien. I was familiar with it and told him that that was an error and that the lien had been cancelled. I sent over documentation of the lien cancellation. I spoke directly with the person at the title company and she told me she cleared everything on her end with the documents I sent. My closing disclosure document had a closing date of today 05/19/23. I cleared the title/lien issue on 05/17/23. I sent a text to my LO(loan officer) asking if we would still be closing on today. He didn't respond so I phoned him. He didn't answer 2 of my calls. I called again later in the day a 3rd time and he answered. He stated we should still close on time but that he'd contact me to schedule the time. When I hadn't heard from him by yesterday evening with a closing time, I called. NO answer. I sent a text. No reply. I called again around 6pm he answered and said he wasn't sure but that we may have to move closing to Monday or Tuesday because he hadn't heard back from underwriting. He stated that our file had to be re considered now that the title was cleared and went to the back of the files as they are working on several loans not just mine. He also informed me that we could still possibly get clearance last night. This a.m. I wake up to an email he sent at around 9:30pm with another conditional approval letter. I am so confused. Why are we getting another conditional approval letter after we've received out closing disclosure? We satisfied the only condition they raised which was the lien and the title specialist said she'd cleared that. Am I about to start getting the run around or am I just being impatient?
There was a hiccup on your process, and I think you probably just need to be patient.

What conditions are listed on the new approval? Are you using a broker or big box lender?
@VAMortgageGuy using a big box lender I believe. I have since emailed someone in the office and then my LO called me. He stated that they needed me to remove disputes from items on credit file and to send another copy of my last mortgage statement. I emailed a copy of the statement. He called me back again and said I didn't need to do the dispute removal that it had already been done. Seems at least for now the email to an in office person did the trick. We'll see what happens from here.
