How much can I qualify for?

Looking to do a FHA loan at 3 percent down (using some sort of dpa - possible sale of home)

 

Income: 4580 month

Child Support Income: 300 month (but he is 16 - does it count?)

 

Only debt is 344.00 a month for my 2006 Honda Pilot

 

Bankruptcy discharged in 2003. All accounts scheduled to drop off in June-December this year.

 

No derogs, no late pays,etc since bankruptcy.

 

Scores between 669-700.

Not an expert but will tell you what I know....

 

FHA is now 3.5% and nonprofit DPAs are a think of the past. Contact your state and local governments and see if they have any available. Mine does not, sadly.

 

Child support has to be continued for 3 years I believe so don't think it will count.

 

With income of 4580 and  debt of 344, you are looking at a max PITI (mortgage payment, interest, taxes and insurance) of 1533. That is using a ratio of 41%. It can go higher with other compensatory factors like money in the bank for reserves. I am buying a 160,000 with 2000 yearly taxes and 450 home owners and my payment is about 1050 at 5.5%. Put your numbers in an online calculator and see what you can come up with.

 

As long as mid scores is 620, you are good on that account. And no lates and derogs in 6 years is good as well.

 

As long as your employment history is good, I don't see any red flags as long as you can get the downpayment and closing money together.
