In underwriting they asked for a few things

Does this mean these are my only conditions or could I see more?

Loe for inconsistent rent payments ( since living with my sister). Ok no problem I paid her by checks or cash.
Loe for late payments that happened after my short sale. I addressed this in the first letter. I guess they want more of an explanation? My broker emailed them to get an explanation to see if they want something more.

Insurance company info

Proof of a credit card payment on my account that was last late in jan 2012.

Those do not seem that hard. Do you think this is all they will ask for or could I see more requests?

Can they still deny me? Nothing says anything about conditions of approval.

We had two rounds of conditions and the second round came with a conditional approval.

Did you get a loan commitment letter to sign? We got our loan commitment letter with the first round of conditions but received an additional two rounds of conditions after that. Usually, more conditions are spawned from the UW missing something the first time or needing clarification on the paperwork you sent for one of the previous conditions. There is no science involved with conditions. We don't know if that is all you will have. It depends on how you satisfied them and UW discretion.

No letter yet. Survey was done that is a good sign right? I do have my rate lock letter 3.25.

I would think that would be a good sign, yes. Once your appraisal is in, things should start to move a little faster.

A loan commitment letter tells you that the lender has committed to loaning you the money for your home purchase. This is a approval contingent upon appraisal, survey, conditions, etc. In other words, a conditional approval. If your conditions came attached to a letter from the lender and you are asked to sign it, it is a loan commitment letter.
