I haven't really posted much, but wanted to share, I am closing tomorrow morning at 10am!  I applied in April, my mid score was 663 and went the USDA Rural Development Guaranteed route.  Honestly, this was a great experience, I had no problems at all.  I put $500 EMD, which I am getting back in full tomorrow, my contract was for the sellers to pay all closing costs.  I did have 2 paid judgments, a lot of open collections, one mortgage broker said that those would have to be paid, but I was not required to do so.  I also had 2 accounts notated as in dispute and never did have to have those removed either.  I live in Fl and my file was at USDA for about 10 days.  Everything has gone so well that my contracted close date was June 23 and we are closing early on June 10!!

I got an email from my loan officer today saying that underwriting went through ok, they just wanted a copy of my check from my dad that I put in the bank using mobile deposit. I was nervous about underwriting because my back-end DTI is almost 51%. This was the only bank that would let me go that high, even though FHA will allow up to 56%. Hopefully I'll have the official clear to close by Friday or early next week. I'm supposed to close on the 20th.
