Do not go to lower.com and deal with Blake. I don't know if it's an isolated situation or if all of the front people are the same.
I told him every bit of our situation.... he knew everything about our credit. Pulled three times, he should.
Nothing changed except the credit cards were paid off and my score was better than before.
He had no reasons other than what we started with. Very disappointed.
What was the reason for denial if not for score?
Last minute as in you received your conditional loan approval, got an appraisal & satisfied all loan conditions, and then they decided to decline? Or last minute as in after you provided all of your initial paperwork, after Blake assured you that you would get/have a good chance of getting approved, and then upon the initial review the underwriter denied? What did they say is the reason for denial?
All of the original issues and score, which is what we started with. No explanation as to what we needed, nothing.

It never went to underwriting. No new negative issues. I asked in particular what could stop it, no answers. It should be more up front. Last minute as in thank God our closing was pushed out by builder or we wouldn't have a chance.
Sounds like the loan officer had poor communication skills, unfortuantely when a lot of these speciality refinance shops started up they were looking for salespeople and not mortgage experts. Since rates are no longer low enough to flood their underwriters with refinance applications they are pivoting to purchase loans which require loan officers with greater experience to insure the process goes smoothly. I'd ask friends/family/your real estate agent for a loan officer recommendation.
Thanks for the feedback, I just started a HELOC with them, but now unsure.
