Made it through underwriting, waiting on appraisal now.

We are almost 3 years out of BK, found the perfect house 2 1/2 weeks ago, were preapproved quickly, made an offer, seller accepted 2 hours later, signed the loan paperwork, were sent to UW and 48 hours later UW was done without any issues. The lender ordered an appraisal after we made it through underwriting. Now we have to wait another week and hope the appraisal goes well. Of course I am really nervous, I have read some bad stories about VA appraisers.

Weird.  My appraisal was before underwriting.

My appraisal was done before underwriting too. As a matter of fact mine was done yesterday and I have to wait a week for the report and I am so nervous!! I feel your pain gul, hopefully everything will be fine Smiley Happy

That's odd.  Most of the time appraisals are done prior to the loan package heading to underwriting.

My bank sent my file to underwriting prior to the appraisal also. As my loan officer put it when I was approved "ok you've made it through underwriting now lets see if the house can make it". I was much more confident in the house going through than myself so I was glad they did it this way. It also keeps you from paying appraisal fees if your credit isn't going to cut it. I found that the process of going through my local bank for a conventional loan was very different from most peoples experience on the boards.

Lika annh82 I am glad they are doing it this way too. If we hadn't made it through underwriting we would have waisted $400 for the appraisal. Our seller (builder) is paying for the closing cost, we only had to provide $500 earnest money. The house is a brand new construction with an additional detached garage/shop/carport on a large lot. I really hope the appraisal goes well, we should know in about 6 days. It's good to know though that our credit is good enough (well dh's, I am not on the loan) to qualify for a home loan.
