instant preapproval 8/16

contract submitted 8/21

conditional approval 8/25
appraisal 8/28

loan conditions submitted 8/30 (that I could)

appraisal report and accepted by CU 9/5

title work completed and sent to CU 9/5

closing 9/28

What happens between now and closing? I see on the conditional approval letter that credit and employment checked 10 days ahead of close. Does that mean I will stay conditionally approved until then?  Should I ask the LP if all other conditions in the letter but final credit and employment have been cleared? Is there more UW review that needs to take place but hasn't so maybe why I'm not hearing anything about conditions being cleared?

Since you haven't said you have the clear to close yet, then it appears at this point the remaining conditions will need to be reviewed and cleared by underwriting.  The underwriter can issue the clear to close but if you don't close within 10 days of it, then it'll be sent back to underwriting for an updated employment verification & credit refresh to be done. 

 

While most mortgages have the same road to the clear to close, there could be small variances in how that road is navigated, so you are highly encouraged to ask your loan officer/loan processor as many questions as you'd like in order to feel comfortable with where you are at in the loan process and to understand what remaining steps need to be taken - including the questions you've asked here.
