After submitting my files and it being organized by a processor for a week, just received an email from LO that file has been sent to underwriting today and I should hear more conditions within 2-3 days. Also, LO will be speaking to my CPA and former Landlord to verify rental history. Initial loan committment included about 7 conditions which I've sent all in, however I'm sure the fun has just begun.
I've been preparing for this moment for 6 months (new construction build) and as much as I've prepared mentally and financially, I'm still having major anxiety. However, I am SO grateful and blessed to have gotten this far in the process that I'm just soaking it all in. Our house is near completion, and we will be flying in do to a walk-through and since we live across the country from where it's being built, this will be our FIRST time seeing the house in person (the last time we saw was just the lot and dirt lol)
Although I'm no where near the finish line (doing 24 months bank statement program, it's going to take forever for u/w to review all of the pages lol) I'm so grateful for this forum and everyone who contributes their responses, even if it's just a simple 'Congrats!' I'm a firm believer in law of attraction, so to be able to be in the position where I am now, its so surreal and I'm so happy.
I will be updating my progress here, since I spent literally 2 months skimming other peoples past progress on here. Hopefully someone is able to relate, and find comfort in my progress like I have in others. On another note, we're flying into FL for 2 weeks, our orientation and walk-through is 7 days apart, hoping we are able to close within the next 7 days after that.. (We have exactly 31 business days until estimated closing date)
Thank you!
We just received our updated LE and Rate Lock Agreement! Our rate has been reduced 0.375%. Honestly, at this point, I'm celebrating all and any victories lol

Congratulations on the progress.
Did the LO say why they need 24 months of bank statements. It’s usually only 3.
Thank you @CreditInspired -- just so you know, you've helped me many ways as well! So thank you!
I'm doing the Expanded Plus, 24 month Bank Statement Program since we're self employed.
Loan processor said 2-3 business days, u/w will issue additional conditions but 3 business days has come and gone, and still nothing
I know it's going to probably take a while for u/w to get through our mountain-high documents but I've literally held my breathe the entire time (add 2 days for the weekend too lol)
My loan processor has gone completely ghost on us. He collected my documents and told me that my file has been sent to underwriting last Thursday and that I should hear back within 2-3 business days. Well (not that I'm surprised) we're past 2-3 business days, actually, we're in our 6th business day and still absolutely no response whatsoever. I've called, I've emailed, my LO also reached out (LO is out of the office for the week) and absolutely nothing. What's going on....
