One recent late payment

We were approved for a mortgage loan but we had one 30 day late payment a year ago that is being removed. We are also doing the azeo when our current utilization is 13% I think.  

current score is 681 I believe. Any chance this late payment removal could get us over 700? Just trying to get some expectations if this is even possible.

It's certainly possible.  Mortgage payment history plays a big part in your mortgage score.  Pretty much all of us loan officers can do what is called a "What if?" simulator by removing late payments, changing balances on existing credit, etc. and see what sort of impact it'll have on credit scores.  Since you are approved I'd ask your loan officer if they can run that simulator with the changes you are expecting.
