Pre approval??

Hi,

When getting a pre approval, do we go through a broker or say just our credit union and then a broker when we’re ready?

Will the pre approval be a hard pull or soft?

You should get your pre-approval from the bank you want the loan from. It will give you an idea of how much that bank will lend you and with what kind of terms.

You can get a pre qualified without a hard pull, but I suggest you go with a pre approval WITH hard pull so you have some time to clear any skeleton's that might scare the lender.

Hard pull from all 3 bureaus for my pre approval last week.

Generally speaking credit pulls are good for 90-120 days, so if you are serious about looking, offering and closing in that timeframe than just go with the HP pre-approval now - as said above it gets everything, including any derogs or negatives, out in the open from the get-go.
