Raise mortgage score

 Hello, I just recently cleaned up my credit and I am pre- approved for a FHA loan but I would rather take out a conventional loan. My mortgage credit scores are: 599, 608, 621. I have 4 active credit cards and 1 active store card. Wayfair just recently discontinued their credit program so that card was a $500 limit but I didn't have a balance.  

 

Active Credit Cards-

Capital 1- $500 limit $0 balance 

Capital 1- $500 limit $0 balance

Credit 1- $500 limit $60 balance 

Credit 1- $500 limit $9 balance

Ulta Beauty1- $500 $40 balance 

 

What can I do to help raise my mortgage scores? 0 collections. No missed payments in 18 months but some within 2 years. 

Any advice would be appreciated. 

 

Past- EQ- 600; TU-624; EX-608 (10/1/2020)
Current-EQ-629, TU-651, EX-640 (11/1/2020)

Goal: EQ- 700; TU- 700: EX-700
Capital One- $500; Capital One- $500; Credit One- $500 Credit One- $500 Wayfair- $500 Ulta- $500

@Tankee  You may see a slight score gain if you can get to ~25% or under of accounts reporting a balance. For your profile, do AZEO All Zero Except One card reporting a balance. Use a bank card (Credit One or Capital One) and not a store card (Ulta).

 

Do you have any delinquencies or any other derogatory on your report? Have you considered a GW Good Will campaign to try to remove any delinquency?

I do have some derogatories that are within 2 years old. I will try the GW method. Also, I will try to use 1 card and keep it around or under 25% UTI. Just to clarify, this will help raise the mortgage score? Thank you 😊

Aggregate Utilization-wise, you are optimized.

Number of cards reporting a balance, you are not optimized. You may see 5-10 points once you go AZEO.

 

Keep utilization between:

1-9% aggregate

1-29% individual

Depending on that lender and if you have time to spare, I would recommend doing what you can to request a GW to remove any and all delinquency. The goal would be to get your credit report as clean as possible.
