Rate issue in Mortgage

Locked in rate at 4.5 for a 30y fixed mortgage rate a month ago, and was told if I kept 50k in checking account and set up direct pay i'd qualify for .125 off. Now refusing the lower rate as I'm taking it from family and not personal funds. Can not accept the lower rate if funds are from a gift is the reasoning. Not sure why their classifying it as a gift at all. They also changed the rate from 4.25 to 4.5 from preapproval to lockin which was a bit over 24hrs. Probably should be thankful i locked in when i did, as rates increased since than. Hoping things are straight forward moving forward before closing which is 1 week away!

Sorry if I sound like I am just whining here. I am not, hoping someone can read this and not have these things happen to them. So the same lender, also provided estimates of closing costs which included escrow payment of property taxes of 2 months. They provided the same estimates three times including in their initial scenario given at their pitch. Receive a revised initial disclosure yesterday, after weeks of asking when their underwriting process would end, stating that the closing costs include 8 months of property taxes paid to escrow. Almost $10k added to my closing costs.

The extra escrow does suck, but it's essentially money you are paying to yourself. You'll get it back next year if there more in the escrow than required. So unless the extra cloing costs stop you from getting the house, it isn't the worst thing.
