I am wondering what are the exact steps in purchasing a Ryan Home, I looked on their website and they are talking about all these fees that are due prior to beginning construction. I know they require a 5,000 good faith (I believe) but what other fees prior to breaking ground. Also, to get the incentives do you absolutely have to go through NVR. If anyone has any input on the process it would be greatly appreciated. Thanks!

I entered a contract with Ryan Homes at the end of Oct. I gave a 1K good faith deposit at contract signing and from Nov-Jan. gave 3.5% of the purchase price as good faith money. Roughly 7k. on a 238k condo purchase. I am in the DC Metro area as well. Ryan charges for EVERYTHING. Even the knobs for drawers. We like the area so that's the only reason were putting up with their crap. We were told before we signed the contract and up until this past Monday that our condo will be done in March. Their on site building manager informed us that we are looking at July. DO NOT trust the on site sales reps as they are all shady and only looking out for their year end bonuses. We visited several Ryan communities as they are they biggest new home builder in our area and got pretty much the same from all of the on site sales reps.
I saw you asked about NVR too. Don't even get me started on these jokers. In order for us to get their $7,500 in closing cost assistance we had to apply through NVR. If they flat our deny us or we find a better deal with another lender we will get the $7,500. Our file has been in their underwriting department for close to 3 months now with no clear end in sight. I have stopped contacting my assigned loan officer due to the fact that no one at NVR has any idea what's going on. It was my intent from the start to go through another lender anyways. If it wasn't for the free money I wouldn't have even entertained them. Like I said, if it wasn't for the area and the proximity to both of our jobs, we would have been long gone from this Ryan experience. It doesn't help that their contract says they can start construction whenever they want and you still have to abide by the terms of their agreement as they take their sweet time.
Just like MrChairman said stay away from Ryan. if you're in the DC metro and want a new construction do not go with Ryan. Every little thing in their homes are optional and they wouldn't close on the date they tell you. they lose paper work and fustrate you. Try KandP builders or others. just my 2 cents.
