Sewer Scope

we are in the middle of an offer, supposed to close in december and wanted to know since the family has vacated the home, would It be in my right to do a sewer scope  by a professional plumber and have the furnace cleaned at the same time since the inspection report indicated HVAC has not been cleaned in over a year and the hot water furnace is at the end of it's life(most likely over 10yrs, old)     report says needs to be replaced, buyer has already given consessions to get the furnace cleaned but not replaced

 

buyer has taken care of clogged shower and "snaked" it but still would like to see if there are any other issues with the sewer line

 

I haven't mentioned this to the realtor yet as she is pissed closing is probably not going to happen earlier than she wanted and I didn't use her lender

 

also there have been no other offers on the  home in a  hot market that has mulitple offers and pending within days of going up for sale, ths one has had one offer in 15 days which was us

Only your Realtor can answer questions and make arrangements for inspections. Sewer scopes are normal as are HVAC inspections (that can include Cleaning as a part of the inspection fee) during your Due Diligence period.

As to not using your Realtor suggest lender, that is your right to use the Lender of your choice. HOWEVER, (yes caps) most Realtors have preferred lenders for a reason and based on having to deal with Incompetent Lenders, Bad Underwriting and screwing up other transactions. So after really bad experiences with Lenders they tend to know who preforms and WHO are the deal killers.

Hopefully your Lender will do the job as promised.
