Shopping around local lenders and my 1st call was to US Bank as i have a few accounts and have been with them about 4 years now. The mortgage lender told me they DO NOT use your middle mortgage score but they use your middle FICO score. I asked her a few times and she clearly stated this. Ive never heard of this or found any information on it. I was sure that 100% of lenders use your middle mortgage score but the lender has assured me they use your middle FICO score.Has anyone gotten a mortgage through US Bank before and heard of this?
My suggestion is that before starting the mortage pre-qual, do your self assessment and homework. Get your mortgage credit score reports (payable via myfico or other websites) and if satisfactory and if you are serious to do the purchase soon, you should start your mortage application. Do not use one bank only, since each can have different evaluation method and timing to close. Submit minimum ~3-4 applications and choose the best offer that would work for you.
I do not know about US Bank Fico evaluation method but I know several people that could get mortgage from it with reasonable rate. It is a good bank to get mortgage. At the end, you want to compare the offers from different lenders and not sure whether spending efforts on details of evaluation methods would be necessary.
The person you talked probably doesn't know much about the different scoring models. They will use your middle fico score on the old fico models. The ones we only use today for mortgages.
